Tenancy Agreement Clauses Every Singapore Tenant Should Check

Before signing, examine the following areas carefully.

Security deposit

Confirm the amount, permitted deductions and the deadline for returning the balance.

Minor-repair clause

Check the maximum amount the tenant must pay for each repair. Clarify who is responsible when the bill exceeds that limit.

Maintenance obligations

Identify who pays for air-conditioner servicing, appliance repairs, plumbing problems and pest treatment.

Defect-reporting period

Some contracts allow tenants a limited time after moving in to report existing defects. Record and submit every issue before the deadline.

Early termination

Check whether the contract contains a diplomatic clause, minimum occupation period, notice requirement or reimbursement of the landlord’s agent commission.

Renewal and rent review

Do not assume that renewal is automatic. Confirm the required notice and how the new rent will be negotiated.

Landlord access

The contract should explain when the landlord may enter the property and how much notice must be provided, except in emergencies.

Subletting and occupants

Confirm whether additional occupants or subletting are permitted and whether written approval is required.

CEA provides rental checklists and a tenancy-agreement template, but the terms remain open to negotiation between the parties.

Never sign until uncertain clauses have been explained and recorded clearly.
