NDR 2026 Housing Updates: What Home Buyers Should Know
Here are the main updates:
1. Higher BTO Income Ceiling
The monthly household income ceiling for BTO flats will increase:
- Families: $14,000 → $16,000
- Singles: $7,000 → $8,000
This means more couples and singles may now qualify for public housing.
2. Higher EC Income Ceiling
The EC household income ceiling will also increase:
- $16,000 → $18,000
Important: The new ceiling applies to new EC projects with land sale tender closing dates on or after 24 August 2026.
3. More BTO Ballot Chances for Families
From the February 2027 BTO exercise:
- First-timer families will get extra ballot chances
- One additional chance for each child
- Expecting parents can also benefit
This gives growing families a better chance of securing a home.
4. Next BTO Exercise in November 2026
The next BTO sales exercise will be held in November 2026.
Around 7,960 flats will be launched in:
- Bedok
- Geylang
- Sembawang
- Tengah
- Toa Payoh
- Yishun
What Does This Mean for Buyers?
For some buyers, these changes may open up options that were previously out of reach.
If your income was slightly above the old BTO or EC ceiling, it may be worth reviewing your eligibility again.
But remember — qualifying for a property does not always mean it is the right property for you.
Before making a decision, consider:
- Your monthly budget
- CPF savings
- Housing loan
- Family plans
- Long-term affordability
NDR 2026 gives buyers more choices. The key is finding the option that best suits your needs and finances.
