12 Completed Homes in Singapore’s Central Area and Prime Districts With Developer Units Still Available

Across Singapore’s Central Area, prime residential districts and nearby HarbourFront–Sentosa corridor, there are completed developments where selected developer units remain available. Buyers can therefore consider homes that are already built, inspect the actual surroundings and, in many cases, view the actual unit before deciding.

For expatriates relocating to Singapore, owner-occupiers who need a home sooner, or buyers who simply prefer greater certainty, these completed projects can be particularly interesting.

Why Buy a Completed Developer Unit?

The biggest advantage is not necessarily price.

It is certainty.

With an uncompleted project, buyers may rely on a show flat, floor plan, renders and projections of how the surrounding neighbourhood will eventually look.

With a completed property, you may be able to assess:

  • The actual unit
  • Real views from the windows and balcony
  • Natural light
  • Privacy
  • Traffic and surrounding noise
  • Common facilities
  • Landscaping
  • Travel time to work
  • The surrounding neighbourhood as it exists today

For expatriates moving to Singapore, that certainty can be particularly useful.

You may also avoid waiting several years before being able to occupy the property.

Compare Developer Units With Resale Units

This is especially important for completed projects.

Once resale transactions are already taking place within the same condominium, a buyer may have two options:

Buy directly from the developer, or buy from an existing owner.

A resale owner may be willing to negotiate more aggressively.

A resale apartment may already have renovation, curtains, lighting, appliances or built-in cabinetry.

On the other hand, developer stock may provide a brand-new, previously unoccupied unit and potentially different purchase arrangements.

Neither route is automatically better.

The important thing is to compare the actual numbers and actual units.

But Balance Units Are Not Automatically Good Deals

A common misconception is that an unsold developer unit must be heavily discounted.

That is not necessarily true.

The remaining home could be:

  • A larger premium layout
  • A penthouse
  • A high-floor unit
  • A unit with a particularly desirable view
  • Or simply a unit priced higher than buyers previously wanted to pay

So rather than asking:

“Does this project still have developer units?”

A better question is:

“Is this particular developer unit good value today?”

That requires comparison.
